That’s why Edenwald offers a full range of price points and two contract options to suit your budget and your needs. Our Residency Counselors will explain all your choices so you can make the decision that’s right for you.
How Pricing Works
Edenwald residents pay a one-time entrance fee and a monthly service fee for access to all the services and amenities our campus has to offer. Fees vary and are based on three criteria:
- The entrance fee refund option you choose
- The size and style of the apartment that best suits your needs and desires
- Your selection of the Type A (LifeCare) or the Type C (fee-for-service) contract
Contract Options
Edenwald offers two health services contract options designed to give you freedom, flexibility, and choice, along with the peace of mind that you have a plan in place should your needs change.
LifeCare Contract (Type A)
Fee-For-Service Contract (Type C)
The LifeCare contract at Edenwald includes unlimited lifetime assisted living, specialized memory care, and comprehensive nursing care at a predictable monthly fee. LifeCare contracts also offer potential tax benefits, as both your entrance fee (in your first year of residence only) and your ongoing monthly fee can be claimed as medical expenses.*

The Fee-for-Service contract at Edenwald offers the flexibility of a reduced independent living monthly fee (when compared to the Lifecare contract) with the availability of on-site, lifetime health services if needed, at a market-based rate specific to the health care services you require.
Residents with a Fee-for-Service contract can receive a medical expense tax deduction if they require any of our advanced health services (assisted living, skilled nursing, and specialized memory care). Fees are not deductible as a medical expense for independent living residents with a Fee-for-Service contract.*
Monthly Fee
The monthly fee at Edenwald varies based on the contract you select, and covers most of our campus services and amenities. Your dining plan, maintenance, housekeeping services, utilities, transportation, and so much more are all covered with just one simple monthly payment as stated in the residence and services agreement.
One-Time Entrance Fee
When you compare our costs to those of staying in your home, you may be surprised at how affordable life at Edenwald can be. One-time entrance fees begin at $188,700 for a single person, and $200,700 for a couple. Entrance fees vary based on the contract you select, the size of the residence you choose, the number of residents (single vs. couple) moving in, and the refundability of the entrance fee you select.**
*A resident must meet all of the criteria required by the IRS for a medical expense deduction. We recommend you consult with your tax professional to discuss how the deductions will affect your personal income tax situation.
**Carefully read the Residence and Services Agreement for the conditions that must be satisfied before Edenwald is required to pay the entrance fee refund.
